However, many women are used to wearing bras and appreciate the support they give therefore when it comes time to breastfeed choosing the correct nursing bra is important.

You might ask: wont a normal bra work just as well for breastfeeding? While it's difficult to decide which of the myriad wonderful accessories to wear, you don't need a celebrity stylist to get it right, as long as you keep the following time-tested tips in mind. Prom Jewelry
The most obvious prom accessory, jewelry, is easy to get right if you consider two things: your hairstyle and your dress. (Personal style counts, too, but only you know what suits you. If your hair is long and you're wearing it down, you need an earring that can make a statement. Consider big bold gemstones or dangling hoops or a chandelier or stiletto style. * Spaghetti straps: You have tons of great jewelry options here, but again, you want to pick subtle jewelry or one standout piece. A bezel set diamond--or CZ--works well with a spaghetti-strapped dress. Just make sure, if you're wearing a great bracelet, that your date doesn't get you a wrist corsage.

* Strapless: The majority of prom 2006 dress styles are strapless. That's good news for jewelry lovers, as your prom necklace can really stand out. Choose something short to accent your collarbones like a princess length pearl strand or a diamond or pearl pendant. Don't wear a necklace that comes to the top of the bodice; you don't want the fabric and the jewelry to compete. If the necklace you choose is simple, consider adding bold earrings or a bracelet for added pizzazz.

* Cap- or short-sleeved: Play up your arms and balance out the dress' sleeves with tons of thin stackable bracelets (I love wood, shell and enamel, but not all together, of course). Pick a simple necklace and earrings, or go without. If bangles drive you nuts while you dance, skip them and choose a wide cuff instead.

* High-necked: Lose the necklace (it'll compete) and instead pair a high necked dress with a simple pair of earrings and an elegant bracelet in the same stone. Or stack several bracelets in lieu of a wrist corsage. Remember to choose a piece that won't compete with the bold neckline of this dress. Shoulder-grazing earrings are an option here if they suit the dress's style. They'll be dramatic and sophisticated for sure!

* Square-necked: A square-necked dress is the best setting to show off a beautiful necklace. Borrow Mom's pearls or Grandma's diamond pendant, buy freshwater pearls in a color that complements your dress, or choose a bold gemstone piece if the dress is jewel toned. Play it up here, but keep other prom accessories simple.

* V-necked: Matching necklace and earrings can pull your look together very well, as the V draws attention to your face and collarbones. For no-brainer options, choose a pearl set or a simple bezel-set diamond pendant and stud earrings.

* Plunging: Consider pinning a vintage brooch at the bottom of the plunge, or adorning yourself with a pearl choker, diamond collar or a plain ribbon. Don't wear a longer necklace as it'll detract from the plunge. Keep earrings simple.

* Simple: Lucky you! A simple prom dress such as a sheath, allows you to get a lot funkier with your accessories. The layered look is still hot, so consider piling on a few long gold chains with shorter pearl necklaces, or pearl-and-chain combos. A sparkly diamond cuff, a la Hilary Swank at the Oscars, (go faux!) always looks chic. Remember that you'll be dancing, so no extra long pearl ropes as you'll risk whipping your fellow prom goers.

* Ornate: An ornate dress is a work of art. Depending on the style and level of detail, you may want to choose a simple piece of jewelry, such as a diamond pendant, pearl necklace, simple gold chain or pearl, diamond or gold studs. Stay away from glittery jewelry that will compete with the dress. If the neckline is high and bejeweled, opt out of jewelry entirely and consider pinning something sparkly in your hair instead. A bold, chunky cocktail ring can work wonders here too.

* Vintage: Make it modern with multiple strands or stacks of bangle bracelets or layered necklaces. I like a few shorter gold pieces layered with gold and pearl chains. But don't go overboard: a dress that makes a statement should not be overwhelmed with jewelry. Depending on the dress, a beautiful pearl strand tied with ribbon or a simple pair of diamond studs can work too.

Remember, all top stylists worth their salt know that, when it comes to accessories, it's best to stick with pieces that won't overwhelm your look. The most important tip? Have a blast and keep in mind that getting ready for prom is almost always the best part, so savor every moment!

I used to spend my weekends cleaning house until I learned to take a few minutes here and there to stay on top of the dirt and grime. By doing a little cleaning every day, I avoid having to spend my weekends cleaning. Try some of the following ideas to help you free up your weekends.

Bathroom:

* Limit the number of products you keep on the counter. By doing this, the counters will stay uncluttered and be easier to clean. For the products that you want to leave on the counter, store them in a basket or caddy. This way you can just lift up the basket or caddy and clean underneath it in a hurry without having to pick up each individual product.

* Do you use a washcloth to clean your face? If so, when finished washing your face, rinse the washcloth out and use it to clean up around the sink.

* If you have a glass door shower, keep a squeegee stored in the shower by hanging it on a suction hanger hook. After every shower, use the squeegee to wipe away the water on the door. This will help keep your shower door clean by minimizing the amount of buildup from water and soap scum.

* Use shower gel instead of bar soap to reduce soap scum buildup. There are many wonderful shower gel products on the market for both men and women.

* To help your toilets stay clean and deodorized, place a self-cleaning toilet tablet in the bowl once a week.

* Keep cleaning supplies, including rubber gloves, under the sink in the bathroom so they are handy and within your reach when you have a few moments to clean.

Kitchen:

* Try the method I call ?clean-as-you-go-cooking?. This means to wash, dry and put away preparation dishes, bowls, and utensils while you are waiting for your meal to cook. If you use this method, then you don?t have to spend your meal time dreading the dinner dishes and pans. All that will be left to clean are a few dishes that will be a snap to throw in the dishwasher.

* Clean up drips and spills as soon as they happen so they don?t have time to dry.

* After cleaning the dishes and while your sponge is still wet, take a few moments to wipe down the countertops, stove, microwave and sink. This will help your kitchen to stay clean most of the time.

* When you open your junk drawer and discover that you have two year old coupons or a cabinet that is jumbled, stop what you?re doing and clean out the drawer or cabinet. This will help you to keep your kitchen in order and stay on top of the clutter.

* To keep your countertops tidy and easy to clean, store small appliances that you don?t use very often in cabinets.

* When frying or saut?ing food, use a splatter screen. A splatter screen will cut down on grease buildup on your stove and cabinets.

Family Zone:

* Have a dedicated area for shoes, keys, backpacks, cell phones, etc. Let all family members know where they are expected to place their belongings. For small children, make it easy for them so they get the hang of it. For my preschooler, we have a built-in shoe caddy in our laundry room with hanging pegs above. He knows to put his shoes in the caddy when he gets home from school. While he can?t reach the pegs to hang his backpack yet, he knows to place his backpack by his shoes and mommy will hang it up for him. This helps him learn to be responsible for putting away his own things.

This system also works well for hubby too! For all of you wives who have husbands that can?t ever find their keys, cell phone, and wallet ? give them a dedicated area to place these items. My husband has a dedicated drawer in the kitchen. Works great!

* Keep microfiber cloths or the famous Swiffer dusters handy and wipe away dust when you see it. It?s much easier to remove dust if you don?t let it build up. I keep a Swiffer ready to go at all times and do a quick dusting while my children are eating their lunch or I have a few minutes at some other time during the day.

* Consider using wax on wooden furniture instead of polish. Polish is known to attract dust.

* Toy clutter in my family room drives me batty! To help this problem, I purchased large baskets that compliment my home?s decor. At the end of the day my children know to pick up all toys and put them in the baskets. Do they do this without a battle? Not very often! However, my children enjoy snacks before bedtime and they don?t get their snacks until all toys are in the baskets.

These are just a few tips you can use to free up your weekends from cleaning. If you think about the moments you have here and there and what small cleaning chore you can accomplish ? you?ll find that overall your house will stay cleaner and you can free up your Saturday for family fun or go enjoy lunch and a movie with your favorite girlfriend!

The Humble Ranch Home May be Making a Comeback

After World War II, the most ubiquitous style of home being built in America was the ranch. It was simple in design and cheap and quick to build, which allowed builders to fill the tremendous need for housing that was created when American GIs returned from the war and began setting up their families. Ranch homes were the primary residents for a majority of Baby Boomers in the 1950s and 60s, but as those Boomers became adults, they often looked toward other architectural styles when setting up their own households.

Over the years, the ranch style home has become almost reviled for its lack of character. Critics have said it's just a single-story box, with no uncomplicated angles, a low roof, and a picture window facing the street. Since ranches were built in such abundance in the mid-twentieth century and were often thrown up as quickly as possible without regard for decoration or individuality, they came to represent the worst of American architecture in many people's minds.

However, the humble ranch does have its boosters, who say it's actually a quite livable style of home that offers a number of advantages. It's biggest plus comes from its footprint on an average lot, which allows for a reasonably large backyard in most neighborhoods, providing a significant amount of space for swing sets, sandboxes, and other children's recreational activities. A big backyard can also be a wonderful place for adult entertaining, as well.

As home prices continue to escalate, it's entirely possible that the ranch home will begin making a comeback in America. Since they don't require unusual angles and special building materials, builders can still construct them cheaper than their more elaborate counterparts. But that doesn't mean ranch houses can't be customized to make them more interesting or energy efficient, and if sited well on a lot, a ranch home can actually seem to be rising naturally from its lot, making it quite attractive from the street.

Interestingly, it may be the same Baby Boomers for whom the ranch was originally constructed in such abundance that will drive its comeback. As Boomers age, they'll begin to appreciate having everything on one level, providing easy access to every room in the home and to the outside. Their smaller price tags will also be easier to handle on a fixed income as Boomers begin to retire. Ranch homes, being simpler, will also require less upkeep and repair than other styles of homes.

Ranch homes can be as elegant as a person's taste and budget, and the same large backyard that was good for young children can be just as wonderful for adults with the addition of a swimming pool, large garden, or other amenities. Ranches also lend themselves well to gourmet kitchens, luxurious bathrooms, large fireplaces, or any other type of room that can benefit from being larger than average.

Even though the humble ranch has been disparaged for decades, it's provided a functional home to generations of families, and may find a renewed popularity as Baby Boomers begin to enter their Golden Years.

When choosing an ultralight backpacking tent there are several factors to take into consideration but I think that a couple of the main ones are obviously size and weight. Ok so you want the lightest tent you can find simply because you have to carry it around with you all day long, so the lighter the better. But don't forget that you also have to sleep in it, often in conditions that are far from ideal e.g. wind, rain, snow, and anything else that the weather can throw at you.

There's no point in buying the smallest lightest tent possible only to find that there is no room to put all your gear, so it's left outside in the rain. On the other hand you do not want to be lugging around a heavy 2/3 man tent with you.

Your tent is often going to be the only thing between you and the elements, so it's vital to choose the right one for you and your style of backpacking. There are many ultralight backpacking tents on the market, some just large enough for a person to lie down in, and some so small that you can't sit up in them. I have used these tents on several occasions and found them fine for short weekend trips especially if like me you carry an ultralight tarp and walking pole so you can erect a handy sized awning over the front of the tent to give you some extra room for cooking etc.

Ok so you may think that taking a tarp and tent is a bit silly but it only adds slightly to your overall weight and its well worth it, and most people carry at least one walking pole on a hiking trip these days. Also if you are blessed with some fine weather you don't even need to put up your tent but just use your tarp on its own.

On my last backpacking trip around Dartmoor I was gone for 19 days and I had with me a small one man tent and this was absolutely fine for the type of trip I had planned, just stopping one night in any one place. But during the first week I had trouble with an old knee injury and had to find a campsite to stay for a few nights (something I try not to do as I prefer wild camping when possible.) This became very uncomfortable after a couple of nights as I found that instead of packing equipment away after use it was easier to leave it in the tent which soon became very cluttered leaving less room for me and making the tent feel even smaller. So remember that a extra few ounces for a slightly larger tent can make all the difference when it comes to comfort.

Sadly I suppose the biggest consideration when choosing a backpacking tent is going to be the cost. All I can say is to buy the best one you can with your budget and remember that you are buying something that hopefully you will have for a long time, so make sure that:

- It fits you
- You feel comfortable in it
- It's up to the job you want it for
- Lastly whatever tent you decide to buy in the end don't leave it in its bag at the back of the cupboard,

Then all you have to do is get it out, use it and enjoy it!

There are many types and sizes of homes on the market at any given point in time. As many of you know, when you look at several properties in a day, it is best to take a notebook along with you to jot down notes along with addresses so that at the end of the day, you can recall the property features you liked or did not like about a particular property.

First, let?s take a look at the size of the home itself.

As far as market value goes, buying the largest house in a subdivision is not the best idea. Why? If you opt for a formal dining area, this too should be off the kitchen for ease in serving and clearing dishes after the meal which most formal dining areas are. However, unless you do a great deal of formal dining, this area will be an added expense which you don?t really need.

Well, we have taken a pretty good look at the interior of the home itself, now let?s go outside.

The lot and landscape are particularly important. It is best to stay with a regular shape lot and one which has space both in the front as well as the back. Minimal landscape is better. You can always add improvements such as trees and shrubs but remember to keep it affordable in price and amount. Not everyone has that ?green? thumb and not everyone enjoys yard work. Buying a heavily landscaped lot means you are paying a higher price which you are less likely to recoup when it?s time to resell. The lot should also be as level as possible. Steer clear of a property in which the entire backyard is taken up by a swimming pool as this could make it more difficult for resale. A nice size backyard makes the property more appealing. Colors are in, but soft is the word. Soft greens, yellows, earth tones and creams create a serene background that fits many styles. Complex colors, with more colors in the mix, are sought after. Deeply saturated colors, such as plums and reds, are used in moderation.

Flat paint on walls hides flaws and creates a designer look. Shiny is out. Soft whites are safe for trim.

Faux finishes are out. Often these do not turn out as well as expected, and are difficult to maintain.

The same (or similar) wall color through adjoining spaces creates a more spacious feeling.

Historic paint colors such as sage greens, beiges, muted yellows, and grays work well on the exterior. Bold or harsh colors are a turn-off to most buyers.

Free standing tubs are in. Pedestal and wall hung lavatories are in.

Energy Efficiency

With fuel costs going up, energy efficiency is definitely in. Buyers want high efficiency AC, good insulation, low-e glass, programmable thermostats, double pane windows, and ceiling fans.

Effective passive solar orientation is a great advantage. It shows a smart planning and use

of natural solar energy.

Instant hot water is a perk that buyers like, as are drinking water filters.

No one wants foil on windows or stick-on window film.

Real estate bargains? With all the talk about a bubble, come on. Yes, there are areas in the country that haven't experienced the large run-up in home prices the last couple of years. According to the real estate research service, Local Market Monitor, six towns qualify as under-valued according to their most recent survey. An interesting note is that two are in Texas and all in more southern areas of the U.S.

New Surgical Treatment Options for Hernias

Hernia repair is one of the most commonly performed surgical procedures worldwide. In fact, there are over 600,000 hernia repair surgeries performed each year in the U.S. alone. A hernia is a weakness or defect in the abdominal muscles which can result in the protrusion of tissue through an opening in the outer layers of the abdominal wall. Hernias can develop at any part of the abdominal wall, but generally occur in areas that have a natural tendency to be weak. These areas include the groin (inguinal hernias), umbilicus (umbilical hernias), hiatus (hiatal hernias) and incisions from previous surgeries (incisional or ventral hernias). While hernias generally do not pose serious long-term health problems, they can cause severe pain and discomfort for those suffering from this condition.

Hernias may be present from birth, or can be caused by strain on the abdominal muscles. In either case, hernias do not go away by themselves and depending on the degree of bulging or pain, generally require a surgical procedure to be repaired. Hernia repairs are usually done on an elective basis, which means that the patient and physician decide whether or when the procedure should be performed. Emergency procedures are only done for strangulated hernias, which are hernias that have become pinched to the point that the blood supply is cut off. These hernias require immediate medical attention since they can become infected and lead to a life threatening condition very quickly.

Hernias are typically repaired through a surgical procedure called herniorrhaphy, in which the surgeon repairs the hole in the abdominal wall by sewing surrounding muscle together or by placing a patch called mesh over the defect. Most surgeons make an incision at the site of the hernia in order to gain access to the defect, although some surgeons prefer to do these procedures laparoscopically.

During a laparoscopic hernia repair, the surgeon makes very small incisions to pass through specialized instruments and an endoscope, a device that allows the surgeon to see the abdominal area without opening the patient up. Laparoscopic hernia repair generally results in less postoperative pain and recovery time than open surgery. There is still a great deal of controversy over the long-term benefits of laparoscopic hernia repair, however, and it is by no means an option for every patient.

The use of surgical mesh to repair hernias is gaining in popularity with surgeons. Most meshes currently on the market are made from synthetic materials such as polypropylene, polyester, silicone or polytetrafluoroethylene (PTFE), commonly known by the DuPont brand name Teflon. While these meshes have good strength characteristics, they remain in the body as permanent implants and sometimes can cause adverse reactions when the surrounding tissue identifies these materials as foreign bodies.

In order to avoid adverse reactions to synthetic materials, some surgeons prefer to use meshes made of biomaterials which are gradually resorbed by the body over time and are then eliminated through biological processes. Since these meshes are not permanent implants, they generally only offer temporary repair of abdominal wall defects and additional surgical procedures are sometimes required to replace the absorbed mesh.

An alternative to synthetic and absorbable mesh is human tissue. There are a handful of companies that are now marketing processed, freeze-dried human dermis for soft tissue repair and augmentation. This material is implanted using the same technique as other meshes and provides for revascularization, cellular ingrowth and remodeling into the patients tissue. While this option generally provides a permanent repair with few adverse reactions, the processing and distribution of human tissue is not regulated by the Food and Drug Administration (FDA) as are most other products that are implanted in the human body. In fact, there have been a number of recent cases of serious infections and even deaths resulting from the implantation of human cadaveric tissue during surgical procedures.

New technologies have recently been developed to solve the problems associated with the use of synthetic substances, absorbable materials and human tissue in hernia repair procedures. Scientists in Europe have been conducting research and development into alternatives to these products over the past two decades and have made major breakthroughs in this area over the past several years. New ways of collecting and processing natural materials have led to a series of products that offer the strength of synthetic compounds, the biocompatibility of biomaterials and the regenerative properties of human tissue.

What material can offer all of the benefits of the previously mentioned products without the corresponding disadvantages? Porcine dermal collagen has an architectural structure very close to human tissue, and is therefore readily recognized as friendly by the human body. A leading medical technology company in Europe has developed a patented process by which a sheet of porcine dermis is converted into a safe and effective surgical implant for soft tissue repair and augmentation. The process, which takes several weeks to complete, removes all non collageneous material from the sheet except elastin, and stabilizes the material through a cross-linking process. The result is an acellular, non reconstituted, non allergenic membrane which has excellent strength characteristics, is completely biocompatible and provides a permanent solution for the repair of abdominal wall defects. Since the material itself is a byproduct of the meat packaging industry, it is more readily available than human tissue. In addition, the harvesting and processing of the material is strictly regulated by local government, as well as international directives and quality standards.

This collagen surgical implant has been used in Europe for these types of procedures for several years and there is strong clinical evidence of the safety and effectiveness of the product. In fact, the implant has been approved for sale in the U.S. by the FDA and there have not been any adverse reactions reported after several thousand implantations in Europe. Not only is it safe, since the structure of the collagen is so similar to human tissue, once it is implanted the sheet provides the basis for cellular ingrowth and revascularization. This results in a permanent fix in even the most difficult cases. In addition to the positive clinical outcomes, surgeons like the fact that they do not need to change their surgical technique to use this product. They can use the same exact same steps they would use for synthetic or absorbable surgical mesh in both open and laparoscopic procedures.

Only physicians can properly diagnose and appropriately treat hernias. However, patients have the right to actively participate in decisions that affect their health or quality of life. Information about the various treatment options that are currently available can play an important part in the discussions between patients and their physicians regarding the best surgical treatment option for them.

You can get an incredible weight loss workout at home without any equipment. That's right, you can burn fat and lose fat in the comfort of your own home. You don't need fancy machines or expensive mega-gym memberships, and you don't have to deal with line-ups or sweaty, stinky fellow gym-members. Ewww!

Okay, here's the first thing you need. About a 8x8 open area. And your bodyweight. That's it. Don't rest between any of these exercises.

First exercise: Prisoner Squat

Place your hands behind your head, keep your elbows back, and squat down halfway to the ground. Keep your shoulder blades together to work your upper back and push your hips back as you squat to work your back of your legs.

Do that 10-20 times depending on your strength levels.

Second exercise: Push-up Plus

Do a regular pushup, but at the top, add a little extra push to round your upper back and make your shoulder blades move away from one another. Do 4-12 reps depending on your strength.

Third exercise: Plank

Support yourself on your forarms and toes and keep your body in a straight line from ankles to shoulders. You'll be hovering just above the ground. Keep your abs braced and hold for 10-60 seconds depending on your endurance.

Fourth exercise: Split squat

Stand with one foot 2 feet in front of your body and the other foot 1 foot behind your body. This is a stationary lunge position. Bend your back knee and drop your hips to the floor. Then push up using the muscles of the lead leg. Use a wall for balance or support if needed. Do 5-12 reps per side depending on strength.

Rest 1 minute then repeat the circuit up to 4 times.

When a woman has the honor of being asked to be an attendant at a wedding, probably the first thing that pops into her head is the bridesmaid dresses. There are a whole bunch of horror stories about nasty looking dresses that were chosen as bridesmaid dresses. I have seen tons of awful looking gowns, the ones from the 80s seem to be especially hideous. There are still plenty of fine looking bridesmaid dresses out there, so be warned bridal attendants.

I had the honor of paying the maid of honor for my best friend?s wedding and we recently checked out a bridal store to try on our gowns. The bride chose a few bridal gowns and she chose a few bridesmaid dresses in advance. It's always a smart thing to do when you can take care of everything in advance because you never know it's going to come up that it's really great to have time to adjust for those surprises.

I tried on three bridesmaid dresses and I was relieved and impressed with the bride?s excellent fashion sense. When she told me that she wanted the bridesmaids to wear pink, strapless gowns, my heart may have stopped. I imagined a shocking pink flamingo look, form-fitting dress, that would point out every single flaw on my frame - yuck. We'll actually found or three lovely bridesmaid dresses that were complementary to any type of figure and you can't beat that.

The tough thing was actually willing down my choices to just one. The bride and I agreed which bridesmaid dress looked the best on the Internet, but we were pleasantly surprised to see that her number two choice, we liked even better. When I tried it on it felt comfortable and I felt at ease with that particular bridesmaid dress.

The bridesmaid dresses or a whitish-pink, and though they are strapless, not my favorite choice, the bride decided to incorporate short jackets as an accessory for those of us who prefer not to attend church looking like Madonna. The jacket is clean and elegant, just as the lovely pink gown was. I think that I will be very happy with the bride?s choice.

This choice was really a no-brainer for the bride and I was relieved that I only had to try on three bridesmaid dresses. You won't believe this but sometimes I have tried and dozens of dresses for a single wedding. I actually think that she knew which one I preferred and chose that one. I tried to keep my opinion to myself until after she made her choice. It was after all her wedding and her decision and I didn?t want to influence her in any way just to please me. She may have regretted being swayed and it's really not worth doing that. Fortunately for both of us she chose a great gown.

I saw many other gowns that were nothing short of horrendous. There were bridesmaid dresses that ballooned at the bottom like something out of Cinderella. There were bright orange dresses that made us look like the great pumpkin. I actually saw a gown, and I'm not making this up, that was strikingly similar to a ballerina?s tutu and I thanked the stars above that the bride in the wedding I?m attending or smart enough not to go for a number like this. Although the final decision has back treatment may get and she hasn't ordered the bridesmaid dresses yet so you never know...

Potty Training Resistance

Potty training, unfortunately, comes at a time in life when a child is learning to be more independent. Known as the ?terrible twos?, your toddler may resist potty training altogether, dirty his or her diaper for spite, act differently about the toilet for different caregivers, and generally cause potty training to be a hassle for parents. However, don?t despair, potty training can still be accomplished even if this is the case, if parents remain calm and understanding and make potty training a fun activity.

First, be sure your child is ready and establish a potty training routine with your child. These two steps are the basis for quick and stress-free potty training. However, many children will still resist, so you are not alone if you are often faced with a screaming child or one who is learning early to talk back (good luck with him or her as a teen?). Refusing to potty train can be simply frustrating, or it can have real health consequences if they chose to ?hold it? for long periods rather than use the potty. Remember to consult your paediatrician if resistance continues for a long period of time.

Rewarding your child is an appropriate step in the potty training process, and one that will possibly make your child less resistant. Have him or her help choose the prizes. For example, visit the local toy store and purchase some new items that your child may not have until he or she meets certain goals. You may also wish to talk to your child about what he or she cannot do without being potty trained (staying the night at grandma?s, going to school, visiting friends, etc). Motivation is the key to successful potty training.

Talk with your child if he or she is normally well behaved, but extremely resistant to potty training. Perhaps your child is scared of using a potty seat. Have him or her use, instead, a small potty chair and decorate this chair with stickers. Some children, for example, are scared of the flushing noise a larger toilet makes. Wait until your child leaves the room to flush, or have him or her flush the toilet themselves, both when they use it and at other time in the day, simple to get used to the idea. You may also wish to have your child watch while you, older siblings, and family members use the toilet to show your child that it is not scary.

Punishment is appropriate when your child knows that he or she is acting inappropriately. For example, if he or she won?t let your change his or her dirty diaper, even though they have been previously telling you when they have to go, you may wish to punish your child. Also consider punishment for inappropriate behavior such as hitting or throwing temper tantrums.

Punishment is not appropriate for accidents, on the other hand. Remember that your child may simply not know he or she had to use the toilet. Even with older children, accidents sometimes happen, especially with urination during play as they get distracted until it?s too late to make it to the toilet. Try to be understanding about this so that your child does not continue to resist using the toilet.

There are many tools on the market to help make potty training fun. If you make it a fun activity, your child will not be as resistant, and the process will be much faster. Use a variety of games, songs, and activities to teach your child about using the potty and remember that each child is different and will learn toilet use at a different pace.

California Defaults Up 67%

Mortgage defaults rose to a three-year high in California for the second quarter of 2006. The 67% year-to-year increase saw 20,752 default notices sent to homeowners across the state.

When compared to the first quarter, the increase was 10.5%, up from 18,778. There were 12,408 notices sent out in the second quarter of 2005. Notices of default mark the first step in the foreclosure process.

This is an important trend to watch, but doesn't strike us as ominous, said Marshall Prentice, DataQuick's president. We would have to see defaults roughly double from today's level before they would begin to impact home values much.

Prentice added that due to the extreme low numbers of defaults in recent years, most industry experts have expected to see defaults rise as home appreciation slowed.

We hear a lot of talk about rising payments on adjustable-rate loans triggering borrower distress, he said. While there's no doubt some of that is going on, as far as we can tell the spike in defaults is mainly the result of slowing price appreciation.

Slowing prices make it more difficult for homeowners to sell their homes for the amount they owe. Many are left with more debt than home value.

With the increases in interest rates over the past two years, the formerly booming market has begun a slowdown. California defaults hit a low of 12,145 in the third quarter of 2004. During 2004, home prices were gaining over 20% annually.

This year, annual price gains have fallen into single digits in many of California's key markets, according to DataQuick data. As home prices level out, more defaults are expected to come.

In July, median home prices in San Diego and Sacramento counties fell about 1% for the year. Second-quarter defaults rose by 99% in San Diego County and 109% in Sacramento County.

DataQuick reported that defaults remain one-third the peak levels reached in 1996, the last time a housing recession hit California.

The fashion model session - What to pack in your model case

OK, you're off to a model photo shoot. But, did you remember to pack your bag? Did you put everything you need in it? I hope this article will be helpful to you and start you on the right foot in making sure your model bag is complete.

What do you bring?

What you bring to your model photo session will depend upon whether this is your first shoot for a portfolio or a paying job. Either way, this section will help you to be prepared for whatever reason you're doing the model session.

First things first - Know what the client wants

If you are shooting for an agent or client, he will tell you what to bring but you still need to carry basics in case of changes in hair, makeup, etc. All the tips listed here are meant to be a guide and a checklist of sorts so you can always add to the list when you feel it's necessary.

Ready? Let's get started to create your model kit

Below I'm going to list suggestions for your photo shoot mainly so you don't forget anything the day of the shoot. In fact, I'd like to see your model case prepared before the day of the session so there's no rush. You may want to copy and print the section below so that you'll have a guide handy each time you go for a photo shoot.

You're now standing lifeless in front of your closet - Wardrobe Essentials

Here are the essentials for your wardrobe. As stated above, some of the clothing listed here will be provided if this is a model shoot for a client.

- Casual - blue jeans, sports & knit tops, button up tops, shorts, cutoff blue jeans, etc.

- Business Suit - for a different look

- Sports (exercise, uniforms, shorts, etc.) - If you plan to do some sports modeling

- Lingerie - If you plan to enter the lingerie market

- Swim wear - needs to be a bikini that really flatters you

- Any props like hats, neckties, men's shirts, jackets, etc.

- G-string & bra in flesh tone color - This is to eliminate lines that show under clothing

- Hose/nylons in an assortment of colors

- Socks in different colors including black and white

- Bring several different bras including at least one push-up and one in flesh tone color

- A robe to wear between changes during the photo session

- Bring a scarf to wear when changing to help keep makeup off client's and your clothing

- You may also want to pack an iron or steamer for those wrinkles that are bound to show up from the trip.

Accessories - You've got to have something to compliment the clothes, right?

Along with each outfit, try to bring accessories which will accent or match the outfit. Keep accessories simple.

- Assortment of necklaces

- Earrings

- Bracelets

- Choker (these are popular at the time of this writing)

- Wristwatch - You normally wouldn't wear a watch unless you are doing a photo where you will be looking at the time.

Shoes, Shoes, Shoes

As with accessories, shoes should match or accent the outfit. But, you can also think outside the box on the subject of footwear. For example; High heels have a totally different look with jeans or swim wear than with an evening dress.

- Dress shoes - Bring several different pairs

- High heels - Also an assortment

- Jogging shoes - white

- Boots or high heel boots

- Sandals

Don't forget about the hair

Below are some items you'll need for your hair (or hair removal)

- An assortment of combs and hairbrushes

- A curling iron

- Hair rollers

- Straightener

- A couple of headbands

- Shaving cream and a couple of sharp razors

- Anything else you use for hair care

When coming to the model shoot, I would suggest leaving the hair fairly natural with very little (if any) hairspray so that you, or the MUA, can work with it after you arrive.

Makeup and facial

Even if your shoot involves a make-up artist, you still may want to pack the following ...

- Your complete makeup kit along with a mirror

- A moisturizer

- Cottonballs and swabs

- Lip balm

- Vaseline

- A good skin cleanser

- Several different shades of lip color (be sure to bring some solid colors)

Nails, finger that is.

A quick tip about nails. Remember that in photos, your eye will move to vivid colors first, especially red. So, take this into account as to whether you want people viewing your hands or your face.

- Here is a checklist for nail products to take to your photo shoot.

- Your complete manicure kit

- Nail polish with neutral color

- Remover kit for nail polish

A nice manicure will really enhance your model photos, especially images where your hand is near your face in close-ups so pay particular attention to your nails.

This should pretty much cover you for most photo shoots but as stated above, listen to the photographer or client and be sure to bring wardrobe he or she wants.

However in the UK when a property is sold the new owner buys it with clear title and no debt attached to the property.

In Spain the mortgage can stay with the property in question. The seller can happily transfer the mortgage to the name of the buyer or just walk away leaving the mortgage with the property. That mortgage never follows him but is charged against the property and the new owner becomes responsible to the Bank for the loan and the term.

It has often happened in Spain that foreign buyers have not employed a good solicitor or not even employed a solicitor at all but trusted the agent! Yes the hot sun gets to them all at some point. Unwittingly buying properties for the full price, only to find out later, that there is a mortgage on it or a huge council tax debt!

However it can also work to a buyer?s advantage. The old owner may have arranged a sizeable mortgage with a reputable lender over a long term and at a low interest rate. Even with variable mortgages, those that react to changing National base rates, by European standards these mortgages are normally inexpensive. Of course there is always the odd one that has been arranged for an un-creditworthy consumer with harsh conditions. Buyers beware!

What to do?

First contact Andy the Property pal. Is this normal? What shall we do? Back came the answer.? Yes it?s quite normal. First ask what the terms and conditions are. What is the rate of interest, who is the lender and what is the term? If they are acceptable and the lender is well known then it could be to your advantage to accept the mortgage as part of the purchase price.?

John spoke with the agent and explained the problem. Jose Miguel agreed to call the owner and make the necessary enquiry. John also had other queries relating to services and local taxes. John then asked if there was an electrical certificate. Poor John?.. Jose Miguel smiled, ?My friend this is Spain, the property is over 20 years old you will not be able to get such a thing however desirable.? John mentioned that Andy knew a local electrician, an Englishman called Brian would it be OK for Brian to do an inspection for him? ?Of course whenever you like!?

A few weeks later they are back in the UK and waiting for news. Nothing has been heard for a while and John is worried, Janet is becoming anxious. John decides to use the Property Pal network again and that night sends Andy, his Property Pal for Costa Valencia an Email. Andy replies two days later. He has phoned the agent and the solicitor and Brian the Sparks. All is going reasonably well, the legal process is progressing but John should plan to come back to Spain in 3 weeks time for a likely completion.

Janet is very happy with his news and John sits her down to discuss the outstanding problems.

The mortgage is a good one. The lender is Banco Popular a reputable lender and the interest rate is 3.5% with an outstanding term of 10 years. This means that 120K outstanding can be taken off the purchase price and Janet and John can take the responsibility of the mortgage with the property. The advantage is John does not have to register a new mortgage at the Town Hall and avoids paying a mortgage tax. He also saves a lot of time in not having to arrange his finance, albeit the loan is more than he wanted at least it is very cheap by UK standards and manageable.

The electrical report has come back from Brian the Sparks. It is not good news. The system that exists is illegal. The power input is so low that a microwave will set off the trip each time it is used. Brian assumed correctly that Janet would want a dishwasher, tumble dryer, air-conditioner unit, kettle and other electrical appliances installed and the power is just inadequate. John would have to apply to the local power company for an increase in supply. They would arrive to inspect and declare the current installation illegal.

What to do?

Contact Andy the Property Pal. Andy instructs Brian to quote for the upgrading and re-wiring and installation of new circuit breakers. Andy will see if he can call the local power company and start a process for Janet and John. If Brian can do the work first then when they make their inspection, and of course when is the keyword, they will declare it acceptable for a power supply increase.

The next problem for our intrepid pair is how to handle the darker side of the cash purchase.

In Spain there is no Capital Gains Tax on your primary home but in theory there is on your second or weekend home. Traditionally over the years property has changed hands with little concern for the accuracy of the boundaries or deeds. Much of the price has been paid in cash from below the bed. This habit is changing and many lawyers are now under greater scrutiny from National and local bodies who wish to see the real value of a house declared and tax paid thereon. So the habit still exists but lawyers are encouraging and cajoling sellers to declare at least 70% of the value in legal tender.

Thus 30% is paid for in hard folding cash. If the declared value is too low then the Town hall Notary has been known to fine the seller for the assumed balance by going out and valuing the property! It is not unusual for buyers and sellers to exchange cash at the Notary?s office in a large bag. Obviously this does not go unnoticed by the local criminal fraternity and there are many instances of persons being robbed on their way to or from the completion meeting. It is normal but absurd as the Public Notary? office is fully aware that this practice exists, and the Notary in question will simply withdraw from the room for 5 minutes whilst the parties exchange the cash!

Often there will be two solicitors and two opposing bankers present, as well as the bagman, his counterpart and maybe a translator. It is a real farce which is slowly changing. It is now even acceptable for a Bank to draw a check for the cash element and bring that with them for their client instead of the insecure currency notes. However there are still sellers that insist on cash for their balance outstanding and some who even do another portion outside of the auspices of the Town Hall! Do not get involved in this practice is the advice from the myProertyPal.com website. The system is becoming so farcical that I have heard stories of Banks running out of cash and having to go around the local town and collect it from other Banks!

Janet and John chose Banco Popular and they and the opposing side were able to accept a check for the funny balance and all went well with their date of completion.

Did anyone out there ever coined the phrase ‘The New Era Of American Socialism' yet?

Well alright, that is unfair. After all Real Estate was sliding downwards even before the Democrats took over the House and Senate, and Nancy Pelosi became the Speaker to be. However, it can be safely stated that the recent mid-term elections have not exactly shed a ray of hope on the already faltering housing prices. So now, in light of the entirely new and revolutionary political landscape in Capitol Hill, what are mundane folks like you and I supposed to do?

Sure, the social agenda of the Democratic Party in general, and the personal ‘socialist' agenda of Congresswoman and Speaker of the House Nancy Pelosi (D-Cal.) in particular take somehow the breeze out of the investment world, both as it relates to Real Estate and the Stock Market. But when it comes to Real Estate, however, there are some positive notes worth mentioning.

Housing supply is produced using land, labour, and various inputs such as electricity and building materials. The quantity of new supply is determined by the cost of these inputs, the price of the existing stock of houses, and the technology of production. Essentially, the production of real estate output depends on the accumulation of capital, which requires a constant supply of labour force that can conserve and add value to inputs and capital assets, thus creating a higher value.

The rationale behind this is that labour adds value by satisfying demand through production, since when people work and acquire income they tend to invest it, and the more people that work and acquire income the more people that tend to invest it. Therefore, there is a correlation between capital and employment in real estate or, if you will, between income and labour. An increase in levels of consumption sets forth an increase in prices caused by a corresponding increase in demand, in itself generated by a commensurate increase in the income-employment factor.

It follows, therefore, that growth is derived by the equilibrium of capital and investment with labour and employment. And since, furthermore, production is in direct function of consumer-spending which increases as unemployment falls, it follows that capital accumulation increases as employment rises and capital accumulation decreases as employment falls.

Therefore, seen from this perspective, the Democratic agenda of both increasing minimum wages and put people at work through more direct governmental intervention than the Republicans otherwise would like to see, finds in fact its long-term benefits in Real Estate. It is a statement of fact that, in retrospective, many workers in North America have missed out and are missing out on the rewards of globalization, so trumpeted about by both the present Chairman of the Federal Reserve System, Prof. Bernanke, as well as the former Chairman, ‘Maestro' Alan Greenspan.

Rich countries have democratic governments, so continued support for the globalization process will depend in large part on how prosperous the average worker feels. Yet in the United States real wages have been flat or even falling these past few years while, at the same time, capitalists and large corporations have never had it so good. In America specifically, profits as a share of GDP are at an all-time high of about 15.5 percent, and Corporate America has increased its share of national income from seven percent in 2001 to thirteen percent this year.

In fact the primary culprit and cause of the slowdown in Real Estate is the ratio between wages and real estate market values. This ratio is entirely skewed to values. Whereas market values in metropolitan areas have appreciated an average of fifteen percent per year through 2005 inclusive - or a total of seventy-five percent since 2000 - salaries have increased an average four percent per annum - or twenty percent total. There is, therefore, a fifty-five percent gap, which accounts for the problem buyers are facing today when it comes to go to the bank and qualifying for a loan. In this sense, therefore, a redistribution of income from capital to labour is now due.

The flip side of the Democratic agenda, however, is that it is going to take a long time for government economic intervention to get a foothold in the economy, in order to make workers earn income sufficient enough so that they can go to the bank, get a loan and go shopping for real estate. Thus, it is going to take equally long for demand to jump and prices to increase as well. This is so because demand is in direct function of underlying personal income. An increase in personal income will encourage investment to a higher degree, which, in turn, will spur demand causing a proximate levitation of prices and subsequent economic expansion.

A second but equally important flip side is how foreign investors and debt-holding nations are going to view this sudden shift to the left of the American behemoth, and whether emerging economies such as India and China will continue to finance America's spending habits. Confidence in the U.S. Treasury is out of the question, but how convenient is it going to be for foreigners to continue investing in an America tilted definitely to the left?

Many economists have long been expecting America's widening current account deficit to cause a financial meltdown in the Dollar, and the main reason as to why this has not happened yet is that emerging economies have been happy to finance the deficit. In 2005 India, China, South Korea and Japan (not an emerging economy but a very important debt-holder nonetheless) ran a combined current account surplus of about USD 2 trillions, a large chunk of which was reinvested in American Treasury securities. It is all to be seen, however, whether the Asian Tigers will continue to find the convenience in investing their foreign cash reserves in American securities or if instead they are going to withdraw their support of the American capitalistic system, especially if such system will be perceived increasingly as shifting much too much to the left.

Buy purchasing Dollar assets the Asian economies and Japan are subsidizing American consumers, encouraging too little saving on our part and too much spending. But should they decide not to buy anymore and in fact to cash in, the American economy is likely to suffer a real hard landing. This is the reason why it is important to monitor and understand how developments in the world economies affect the balance between domestic demand and supply. Exchange rate movements tell something about economic developments that may be having a direct impact on aggregate demand.

By monitoring the fluctuations of the Dollar in the forthcoming months it will be possible, therefore, to anticipate whether the Central Bank will ease or tighten monetary policy by stimulating the economy through lower interest rates or by reducing the stimulus through higher interest rates. And, therefore, it will be possible to predict the impact that anticipated shifts in interest rates will have on demand for domestic real capital assets. Clearly, in the eventuality that demand for U.S. Treasury bonds will abate, the Federal Reserve will have no other choice under the present circumstances but to raise interest rates, so as to continue to attract foreign capitals and thus contributing to a further slowdown in the domestic housing markets.

Should a forced rate increase actually take place in 2007 to maintain the momentum with foreign debt-holders, that would really fly in the face of all those analysts and commentators who have assumed that a vote for the Democrats would contribute to a rate settling.

Certainly we are entering into a period of financial uncertainty, all the more remarked by what promises to be an economic - if not political - stalemate between a conservative White House and a liberal Congress. And should this stalemate translate into higher interest rates, the soft landing that Chairman Bernanke was mentioning only this past July may very well become in 2007 a distant, wishful dream.

The DaimlerChrysler AG is faced with so many options but the closest by far, as perceived by experts, is the selling of the Chrysler Group. However, some of them predict that Daimler, minus Chrysler, may not be enough to compete worldwide.

If Daimler decides to sell Chrysler, the German automaker is expected to return to what it was two decades ago: small yet proud. Most of the investors of Daimler are jubilant about the prospect of turning back the hands of time when the company is said to be more profitable than today.

For years now, the executives of the German automaker have intimated that the grand expansion strategies of the previous chief executives have created a heavy toll on Mercedes-Benz, its most precious subsidiary.

It can be recalled that Juergen Schrempp, the former CEO of the German automaker, built a global automotive giant by surrounding Mercedes with mass-market brands like Chrysler, Dodge, Kia and Mitsubishi. Edzard Reuter, Schrempp?s predecessor, paired Mercedes with aerospace and electrical appliances businesses. The said ventures have lost a hefty sum of money that Daimler has closed or sold almost all those businesses.

However, its stock has rose 30 percent to an eight-year high since Dieter Zetsche sat on the steering. But the whole automotive world was shocked when Zetsche impliedly announced in February that a sale of Chrysler was probable. Yet amidst the euphoria, a clamor is questioning whether the separation of the 1998 merger between Daimler-Benz and Chrysler is the right decision for the German automaker.

We are not in favor of a sale of Chrysler, Mark Warnsman, a New York-based analyst for Prudential Equity Group, wrote in a report this week. Without Chrysler, the rest of the company may not be large enough to compete with huge and efficient global automakers such as Toyota Motor Corp. Even at the luxury end of the business, scale matters, he said. In our view, the original merger strategy remains sound, and it is the execution that has lagged.

In 2006, Mercedes sold 1.25 million vehicles about more than half of Chrysler's volume and much fewer than the 4 million-unit threshold, which is said to be the minimum needed to cope with the growing manufacturing cost.

Mercedes Benz is renowned for its heavy-truck business. By far, it is the largest with less than 600,000 units sold every year. However, it is far productive than Smart small car. Just as Daimler is slowing down, Porsche, another Stuttgart-based automaker, has become a lead player by purchasing a controlling stake in Volkswagen AG, Europe's largest carmaker.

Porsche has installed itself in the driving seat of an automotive empire that includes sports and volume brands, light and heavy commercial vehicles with direct links with leading European truck makers, said European analyst Thomas Ryard who works at consulting firm Global Insight.

How Do You Celebrate Your Birthday

Perhaps you don't really celebrate your birthday - some people I know don't - or perhaps your birthday is your favorite day of the year. Either way you will want to read this article.

If you are a birthday lover - this will give you more reasons to love your day. If you aren't a birthday fan (it just reminds you that I'm a year older today), this article will give you a completely different focus for this day.

Notice the title isn't 12 ways to celebrate a birthday; it's 12 ways to celebrate your birthday! What follows are 12 specific ideas to make your special day even more special.

Eat your favorite food. It's your day - you deserve it. Even if your favorite foods don't go together, they do today. Enjoy!

Do a favorite childhood activity. Maybe it was a board game, or playing tag, or doodling. Whatever it was, do it today! Do it as a way to reignite your inner child and your creativity. Do it for the pure enjoyment. You will be amazed at how it will make you feel.

Remember your favorite birthday. If you have a particular birthday that sticks out to you, spend time thinking about it and reveling in those memories.

Laugh out loud. Do something that makes you laugh with delight! Laughter feels good and is good for you. Perhaps one of the other ideas on this list will make you laugh out loud - if so, great!

Give a gift to someone else. We all know it feels better to give than receive, so why not give gifts to others on our birthday? Consider starting with your mother - after all she had a more memorable day when you were born than you did!

Give your day away! You don't have to give a physical gift, you can give your time - to someone you love, to a charity or whatever you wish! Make your day a gift to someone else.

Give yourself the gift of time. Sometimes our days are so packed with events and tasks that we don't have time for ourselves. Consider giving yourself the gift of time for your own rest and relaxation (or the time to do another item on this list!).

Send yourself a card. A few days or weeks before your birthday find a card you love, sign it and write yourself a note. Then address and stamp the envelope and ask someone to mail it to you a couple of days before your birthday. This is a great way to guarantee a card, and I promise it will make you smile.

Spend time with someone you love. This might overlap with a couple of other ideas on the list - but that's OK. What could make for a better day than spending time with those you care about the most?

Make a memory. Challenge yourself to create memories today that will last a lifetime.

Reflect on the last year. Your birthday is a milestone, so it can be a great day to review your results and actions of the past year to see how you have done and determine what is working - and what isn't!

Set some new goals. Today is a perfect day to look forward, to project into the future, to set goals for the next twelve months. If you don't have goals written down, today is a perfect day to create them!

You'll notice this isn't like some lists you read that make you think you should try all of the ideas. It wouldn't be possible to do all of these things in one day. The ideas fall into a focus on your past, present or future - and all of them are about you.

The key is to pick one that feels right to you and add it to your celebration. It is your day after all!

Final Note: While these ideas are written from the perspective of celebrating a birthday, all could be used - though perhaps tweaked slightly - for a team anniversary, company anniversary or other organizational milestone date.

Oh, and one last thing. You don't have to wait for your birthday to do any of these things. You are alive and you can celebrate for that reason using any of these ideas you'd like. You have my permission.

Real Estate Investing: No Lawyers No Debt No Plungers

Real Estate investing is not nearly as legally complicated, financially burdensome, or time consuming as you might think. In fact, it is easy to add raw land, shopping centers, apartment complexes, and private homes to your portfolio without Brokers, Bankers, Attorneys, and a Rolodex full of maintenance professionals' phone numbers. Even better, you can blend your Real Estate investments into your security portfolio for ease of management, income monitoring, diversification analysis, etc. Without having mega millions to work with, or a line of credit that goes around the block, you can have positions in various forms of Real Estate (Commercial, Industrial, Residential) at the same time, and focus either on Growth Opportunities, Income Production, or a combination of the two.

If you thought that Real Estate was out of your investment reach because of limited funds, or minimal personal experience, you were selling yourself short. All of the basic types of Real Estate Investing are available through CEFs (Closed End Funds) and REITs (Real Estate Investment Trusts), and both can be purchased in the same manner as any common stock. And for me, this has always been their (CEFs and REITs) single most attractive feature! You can own a piece of the action without the big commitment of time and resources. You can take advantage of changes in the Real Estate Market Cycle in precisely the same manner as you can deal with the volatility and fluctuations in the Stock and Fixed Income Markets.

Real Estate CEFs and REITs are obviously safer investments than outright purchases of Shopping Centers and Apartment Complexes. They are also somewhat less risky than owning the common stock of individual Real Estate companies. The size of the numbers may be less exciting, but the net income and capital gains potential are comparable and the turnover rate much more impressive. Both methods (of participation in the Real Estate market) should be considered as you add to your investment portfolio? but to which Asset Allocation bucket? I've always included REITs and Real Estate CEFs in the Fixed Income bucket while the common stock of a plain vanilla Real Estate Company would properly fit within the Equity portion. When adding Equities of any kind to your portfolio, you should avoid the standard Mob Popularity and Greed model and select only S & P, B+ or better, rated stocks that pay dividends (regardless of size) and that are priced at least 20% below their 52 week high. After a huge rally in any market, I would be even more selective than that from a percentage standpoint, and I would buy about one-half the normal position to facilitate average cost reduction later. You must establish a reasonable profit-taking target on any investment. Real Estate is no exception. No matter what the investment, Virginia, the longer and stronger the rally, the steeper and faster the correction is likely to be.

On the Income side of the portfolio, make sure that you look at a lot of REITs and even more CEFs of various kinds to get a feel for the levels of income they produce. REITs must pay out a certain percentage of their earnings, but CEFs may not have the same restriction. I believe that either can be leveraged, which simply means that management may choose to borrow some of the money that they invest. Leverage is not a four-letter word when used properly, and (in my opinion) it is more likely to help your results than it is to hurt them. It's always a good practice to stay within the normal income range, assuming that there is either a risk or a management reason for the highest and lowest yields, respectively. Be careful not to create a poorly diversified income portfolio. Bonds, Preferred Stocks, Mortgages, etc. deserve your attention as well and should be represented. Monthly income is available and more attractive than any other.

The major distinction between the two types of investing needs some re-emphasis. When purchasing stock in a Real Estate company (or any other company), your main objective should be to sell the stock for a reasonable profit as quickly as possible. You will then select some other stock and repeat the process. It is likely that you will return to the same companies over and over again, and you are the manager? any dividend income is gravy. When purchasing a REIT or a Real Estate CEF, you are depending on the managers of these entities to generate income and capital gains and to pass it on to you every month, recognizing that the actual amount may vary slightly over time. You have the bonus capability either of selling the REIT or CEF shares when they rise to an acceptable profit level (more gravy), or of buying more shares to increase your income level. The distinctions (benefits?) of this form of Real Estate Investing vs. ownership of the properties themselves should be clear as well. No attorneys; no debt; no maintenance; no problem.

Not enough hours in the day? Feeling the crunch when it comes to finding time for just your own needs? If exercise is important to you, you might do well to consider the following:

Scenario: I really want to get in shape, but I work all day and attend multimedia classes until 8:30. How do I find the time to exercise, and what are a few good exercises for beginners like me? Solution: Finding time to exercise is certainly a challenge. Even the most motivated among us suffer setbacks during our business' busy season or when a new project is on the horizon. The key to fitting fitness into your busy day is to recognize that finding time isn't the issue--it's making time.

You may be surprised to hear that you can enjoy the benefits of a regular exercise program in as little as three hours per week.

The following routine shows you how:

Monday: Half-hour of jogging, biking (on hills) or other intense aerobic exercise you enjoy

Tuesday: Half-hour of strength training (squats, sit-ups and push-ups for beginners; weight training with machines or dumbbells for the more experienced)

Wednesday: Rest day

Thursday: Repeat Monday

Friday: Repeat Tuesday

Saturday: One hour of exercise--any type of exercise. Go rollerblading with a friend, take the family to the hills for a hike or swim laps at the pool.

Sunday: Rest day

Make your workouts more time-efficient by exercising harder. For example, you can walk two miles in a half-hour, or you can run four miles in a half-hour. You can spend an hour in step aerobics class, or you can spend 20 minutes rowing at the highest resistance level on the rowing machine. When you perform strength-training exercises, use a challenging resistance and move quickly through your exercises to get an aerobic benefit.

If you want to commit to getting fit, exercise must become a part of your life--a habit as regular as brushing your teeth. Try these ideas to help you stay on track:

*Make a log of everything you do for a week, and identify the time slots where you can fit in exercise. Did you spend a Saturday afternoon watching the Back to the Future trilogy for the fifth time? Could you manage to get up a half-hour earlier on the weekdays? Just skip an hour of television time and go to bed earlier.

*Make exercise convenient. Find a place to work out that's close to your home or office. If you're disciplined and have the space, work out at home.

*Develop relationships with supportive people. Join an exercise class or go to the gym with friends. If you skip a class, your friends will hold you accountable.

*Exercise at the right time. The ight time is when you're most likely to do it. If you know your day often ends late or meetings come up suddenly, it's best to schedule your workout for first thing in the morning when nothing can interfere. If you're a night owl, fit your workout in before dinner. If you can only manage a 10-minute walk on your lunch hour--do it. Some exercise is better than none.

Are you familiar with the rules on how to play backgammon but lack confidence to really improve your backgammon game? Online backgammon is as much about attitude as it is about skill. You may be an experienced player or a skillful novice, but if you don't take chances you're unlikely to reach your full potential. The following tips and pointers are designed with you in mind. Maybe you're new to the world of internet backgammon or you've just finished playing your first backgammon board game. Or perhaps you're a seasoned backgammon fan but a little out of practice? Regardless of your circumstances, you can substantially increase your success at the game by using some of the following strategies in your game.

One of the best pieces of advice any backgammon professional can give you is to study your opponent's game plan. Try and learn as much information as you can on his strengths and weaknesses. Keeping note of how he performs can help you to recognize his habits. Does he have an aggressive or defensive backgammon strategy? Is he confident to bet large sums of money on his game? How does he use the backgammon board to his advantage and which common escape routes does he use to deflect your game plan? The answers to these questions can help you pre-empt your opponent's next move and will reduce his chances of winning.

Now we'll take a look at some specific backgammon strategies to help you improve your game. If you want to prevent your opponent from transporting his checkers safely to his home board, you can adopt the ?Priming? strategy. To do this, you erect a wall of checkers covering at least six points on the board. If you want to be extra aggressive, try blocking your home board as soon as you can which will prevent your opponent from reintroducing checkers to the board.

If your opponent is in a more favorable position than you are, you may be able to distract him from his game plan by applying the ?Backgame? and ?Holding? strategies. The first relates to the construction of two or more anchors in your opponent's home board. The latter involves attempting to hit your opponent's checkers as he brings them toward his home board. This strategy can often force a confident player into defensive mode and give you valuable time to catch up to him.

Lastly, if it appears that you are in the strongest position to win the backgammon game, why not try the ?Running? strategy? This is simply moving your checkers as fast as you can around the board while keeping a wary eye out for your opponent's traps. A useful tip if you are ?Running? is to keep your checkers in pairs to avoid hits.

If you follow this advice, you can increase the enjoyment you get when you play backgammon, as well as increase your success at backgammon gambling.

Belt out your song over the baked beans at the company picnic now, paint postcards to your friends, practice telling your stories at the Jewish nursing home where somebody?s mother sleeps in loneliness for most of the day, interview a fascinating person for your community newspaper, or design a Web site for a firecracker organization you believe in. Tiny actions taken with huge-heartedness awaken big breaks and breakthroughs. Some of the richest opportunities come in the plainest of circumstances.

Fling those precious pearls like dandelion seeds to the breeze. Let life get wind of you. Sharing your gifts invigorates and promotes them. Talents intensify with use. Alice, a former nurse and budding photographer, says she realized one day that the National Geographic wasn't going to ship her off on safari until she logged some mileage on her own khakis and camera. Many players feel that strategizing does not happen overnight. It improves only after you have played backgammon hundreds of times, and almost know what each player is going to do next. Cheap Backpacks

Cheap backpacks can be made, but I don't recommend it. Unless you are extremely skilled at sewing, it isn't likely to come out like you want. Also, even if you are an expert, it will probably take less of your time to pick up an extra day at work and buy a pack with the earnings.

On the other hand, if you have an old backpack frame, you can make a cheap backpack with it. Remove the old pack, and tie a plain nylon duffel bag to it firmly, with the zipper facing out. Small bungee cords will work for attaching it too. I did this using an old aluminum frame that still had straps and a waist belt, and for the cost of a $15 duffel bag, I had an external-frame backpack that not only held a lot, but weighed just two pounds.

Buying Cheap Backpacks

There are several ways to buy cheap backpacks. The most obvious is to just wait for a good sale. A quicker way is to shop for a used pack online. Try Ebay.com, or go to a backpacking or other outdoor forum that allows people to sell their gear, like whiteblaze.net. The forums are nice, because you can easily ask questions about the pack.

You can also buy used backpacks cheap at rummage sales. Watch the ads for any mention of outdoor gear, and call to see if they have a backpack you might want. What need is there for courage in us Baby Boomers who have been dubbed ?the privileged generation?? What are the costs of keeping courage as a strictly passive activity? What are ways to activate courage?

What is courage?

First of all, what is courage? Courage is the ability to confront fear, pain, danger and uncertainty. Courage is defined differently for everyone. Some might see courage as lacking fear in a situation that normally would trigger it. Some might even consider a courageous act to be reckless. At the heart of courage is the ability to confront. Confrontation is something most of us shy away from, and yet fear, pain and uncertainty are a part of life for people over 40.

Connie was a 51-year-old divorced mother of two grown children. She had worked for years teaching elementary school because it was a good income and gave her summers and school holidays off. She had to admit, however, that her heart had gone from teaching for the previous few years. Bureaucracy and changes in the education culture had driven Connie to dread weekdays and long for weekends. She worked harder at trying to ?love her work,? doing gratitude journaling and starting a teacher?s support group. The problem was, she felt worse, not better, from her efforts.

That winter, Connie got a cold that turned to pneumonia and required bed rest for several days. During that time, she started journaling her thoughts, and came to a realization that her job was making her sick. She recognized that she no longer ?needed? the things teaching once brought to her. She began to focus instead on what she did need.

Connie wanted to write and express herself. At the end of school term, she put in her notice and spent the summer in a writing course. She then went to work as a librarian four days a week and began to do freelance writing on a part-time basis. Today, four short years later, Nancy has ongoing jobs as a freelance writer, and has co-written and published a book on helping children to read through common parent-child activities.

Where is your leap of faith? What needs to change to allow barriers to lift?

Appreciate Adversity. Buddhists say that we learn our life lessons by way of our life changes. Life events cause us to change in order to deal with them. By midlife, we can look back at our journey and get an appreciation for just how we have had to adapt.

Janine, a 47-year-old gay woman, had battled juvenile arthritis since the age of 15. She prided herself on embracing yoga into daily life, practicing good nutrition, and having a good attitude. However, with the discovery of a lump in her breast and diagnosis of breast cancer, she became angry. ?Why me?? she ranted on to Jill, her partner of 15 years. This ?why me?? brought up a flood of angry emotions unresolved from childhood. Janine began to focus on how ?different? she had always been because of the arthritis, and how unfair her life seemed to be.

After some months of chemotherapy, Janine started to process her anger and, through a coaching relationship, began to focus on the gifts of being ?different.? She realized that the resilience she developed as a child to deal with being different, e.g., not being able to partake in some sports and having to take rest breaks after school, allowed her the courage to ?come out? as a gay women in her early 20s. Janine began to see how she could have made other choices that might not have been so favorable to her now. She began to see the power of her current situation. With renewed energy, she volunteered at the Arthritis Foundation, focusing on Youth Support.

What have been the adversities in your life? How can they be reframed for your benefit? Can you see the choices you have made on your journey that have allowed you to arrive where you are right now? How can this new self-knowledge help you to take your next step?

Change Your Environment. As an occupational therapist I look at a person?s experience as being powerfully affected by both inner and outer environments. Same person plus different environment equals different outcomes. We often forget this powerful variable and get into a ?rut? due to years of doing the same thing. Midlife is a time to shake ourselves up a bit.

Sarah was a 60-year-old married woman living in upstate New York, with four grown daughters and ten grandchildren. Sarah was the family matriarch in this strong Jewish family, and had worked for years as a social worker in an agency that supported women who were victims of domestic violence. After her mother?s death ten years ago, Sarah had looked after a very demanding father who lived in Florida, as well as her husband?s mother, a widow, aged 85 and still living on her own.

Sarah, after years of wanting to travel to New Zealand and being able to afford it, but denying herself the pleasure due to guilt for all the starving children in the world, finally came to do a women-only inner/outer six-day adventure on New Zealand?s South Island. She had not had a vacation in 10 years, instead taking her vacation times to babysit grandchildren, or visit her father, or catch up on home management tasks.

This adventure took Sarah away from the demanding voices of her children, grandchildren, in-laws, father and others. Her adventure dictated that she had no computer, clock, schedule, or television. Hiking for 4-6 hours a day with six other women, Sarah was strongly affected by the outer environment of nature.

Daily journaling, group ceremony and facilitation gave her insights to share with other women, and Sarah started to question her beliefs. For the first time in her life, she began to see herself as a woman without attachments, a woman with a mission of her own. Sarah began to see how she was ?controlling? her own life by not letting her daughters be independent of her ongoing guidance. She also saw that there were many areas in her father?s and mother-in-law?s lives where she could set boundaries. Most significantly, the achievement of backpacking the journey on her own and facing her thoughts and beliefs gave her the courage to ?face anything!?

Sarah went home to re-create relationships with her entire family. While some of them welcomed her changes, others were scared and slower to adapt. Sarah was ready for this. She had gained courage to ride out any familial storm through having changed her inner/outer environment. Walks on the weekend and daily journaling kept her courage well-fueled.

How long has it been since you purposefully changed your environment for any length of time? What strengths would you discover if you challenged yourself to do things you?ve never done before?

Midlife is a time of transformation. To deny this is to deny ourselves an opportunity for growth and discovery. As with any transition, a middle ground exists, a valley that we all must walk through. Discovering our own spirit of adventure affords us the courage that allows us to cross the valley with more certainty, less pain, and the ability to look back over our shoulder and say, ?If I can do that, what else can I do??

Everything You Need To Know About Tenant Occupied Properties

Investor update on where you stand with tenant occupied properties and how they affect your investment. First things first, the law. The Residential Tenancy act applies to residential tenancies in British Columbia. It contains exceptions for tenancies such as not for profit housing cooperatives, accommodation provided to students or employees and living accommodations occupied as vacation or travel accommodations. However, the residential tenancy act should not be used for commercial properties as it dos not apply. Also tenancy?s occupied by a mobile home park are regulated by the Manufactured home park tenancy act and not the residential tenancy act.

Here?s what you need to know:

Written tenancy agreements have been in effect since January 1st, 2004. Every agreement between an landlord and tenant must be in writing. The act requires that the tenancy agreement set out the standard terms which are included as a schedule to the Residential Tenancy Regulation. Remember to use legal names of the landlord and the tenant with the address and rental unit, date of tenancy agreement and all agreed terms included into the contract. You could use your own contract. However, if you phone a property manager in the British Columbia or Calgary area, you could obtain a contract from one of them. They can also offer several advantages to managing your property. Re-Keying Locks is a job that must be preformed by the landlord, if requested by the tenant. The landlord MUST re-key the locks as to prevent the previous tenant to enter into the rental unit. The cost of the re-keying or altering the lock must be paid by the landlord and under no circumstance be paid by the tenant in British Columbia Rentals or Alberta Rentals.

A Landlord may also require an additional deposit if the tenant wishes to have a pet. This deposit permits the tenant to keep the pet in the rented property. This deposit may not be greater than the equivalent of one half of one months rent.

A Landlord may also require a deposit for keys or access devices. For example: garage door openers or security keys.

A landlord can increase the rent annually after giving three months notice. Rent may be increased by a percentage equal to the consumer price index plus 2%. This dispute can be made by a tenant in arbitration. However, if the landlord is within the permitable increase then the landlord is within his rights.

Landlord may enter the property but must provide 24 hours notice to the tenant. However, if the tenant gives permission, the landlord may enter at the time requested.

An investor or landlord is not required to have pets in his or her investment. Pets may be restricted or prohibited by a landlord. Although a landlord can require a pet deposit, the landlord cannot request more then one pet deposit. The landlord is only allotted one pet deposit which should cover all pets owned by the tenant. Also a tenant can end a tenancy agreement for illegal activity being carried out by the tenant or guest of the tenant. If this illegal activity has caused or might cause damage to the landlords property then the landlord may end the agreement. All advice given should not be relied upon in any legal manner and you should always approach your lawyer, realtor or property manager for help in these manners. They are the professionals.

Hiking Some Things To Consider When Picking A Backpack

There's an amazing range of backpacks available today in all shapes, sizes and colors and with enough add-ons to keep even the best of the 'gadget freaks' happy for days. However, if you're looking for a suitable backpack for hiking then there are a few basics that you need to come to grips with.

Small packs, such as waist packs or fanny packs (this term always conjures up memories of Albert Brooks and Michael Douglas in The In-laws), are not strictly speaking backpacks, since they are not worn on the back. Nevertheless, they serve the same purpose on a smaller scale and can be ideal for short hikes.

These smaller packs normally have a strap and two or three compartments and can be used to hold a number of handy items such as a water bottle, nutrition bars, sunscreen, insect repellant, band-aids and other small items.

Some smaller packs, often called hydration packs, even have special water bladders with drinking tubes. These normally hold anything up to a couple of gallons and again can be useful. You should remember though that a gallon of water weighs about 8 lbs.

If you're going on longer hikes, or need to carry more with you, then there are lots of different backpacks to choose from. Most of these are categorized by size, which is often expressed in terms of their volume in liters.

Day packs, as their name suggests, are designed to be used on reasonably short hikes. They are normally anywhere from about ten to thirty liters in volume and come in various styles. They will all have shoulder straps and some will have a chest strap and/or a belt strap.

Larger packs, from about thirty to seventy liters, go by a variety of names including, midrange, midsize, light duty packs and others. Packed correctly, they can hold quite a lot of equipment and it's easy to get carried away and try to pack everything including the kitchen sink. Be careful and remember that, whatever you pack, you have to carry it.

These backpacks need to be of a sturdy but lightweight construction and should have good broad shoulder straps and a waist belt. It's also very helpful if they have the now commonly seen plastic 'dog-leash' quick release buckles.

The largest packs, which have a capacity in excess of seventy liters and usually have a number of special features, are generally referred to as heavy duty, full-sized, expedition or something similar.

These large backpacks normally have special supports threaded through the shoulder straps and across the back or waist to help stabilize the backpack and make it easier to carry. They are also often designed to be carried higher on the back to keep the load off the lower back and so help to prevent back pain and fatigue.

The best full sized packs are manufactured from extremely strong composite materials, which are just about indestructible, and come with all sorts of lumbar support, pads and well designed balance mechanisms. Many will also have special compartments to hold all sorts of different things including sleeping bags or even a small tent.

At the end of the day the most important thing to remember when it comes to choosing a hiking backpack is that you will have to carry it. So, think very carefully about just what you need (not want) to take with you before you set off and pack this and nothing else.

Chocolates Beer Bikes & Barges ? Adventures for Singles Belgium & Holland 2006

We arrived to cosmopolitan Brussels with 3 lost bags and 1 missing person. One suitcase went to Moscow but all caught up eventually. Janice and I led a perfect size group of 39, not too big to get lost in or too small for comfort.

Each July trip draws school teachers who have loyally followed me around the world and they do love Europe. We began with a light orientation tour in the historic heart of this capital, followed by a tour of the Chocolate Museum. I found this boring, but the tastings were great.

After a nap at the Sheraton, we enjoyed a welcome dinner at Chez Leon, a typical Belgium Brasserie located on the charming ?Rue de Restaurants.? You can get mussels in Brussels, but not brussel sprouts. And the french fry as it was invented here. Our menu consisted of egg puff pastry with Ardennes mouseline sauce, Flemish beef stew in Grimbergen ale and a dark chocolate mousse cake on a bed buttercream which was a culinary masterpiece never to be forgotten. I always say that a loud group is a happy group, but I think their decibel level here may have been due to their indulgence of amber ales. 428 different types are brewed in this country including a popular new blueberry beer. Later we scattered like chickens into the Grand Place which is considered by most to be the worlds most beautiful square. It comes to life at night every July with a light show and various unlicensed entertainers. One young lady is dressed in candy tempting men to buy a bite.

If it?s Tuesday, it must be Belgium. After breakfast, we began our morning walking tour of the 17th century Grand Place. It was actually 8:30 Sunday morning and I marveled that in over a dozen visits here, I?ve never seen this place so empty. It echoed in silence as tourists slept and the locals were gone for holiday. Sunlight brilliantly flooded the gothic cathedrals, classical facades and art nuveau houses. We were alone and it was breathtaking.

We then visited the famed confectioner ?Planet Chocolate? that opened especially for our group. Pedestrians peered in the windows with curiosity. A great demonstration was given by chocolatier Jon, grandson of the founder of this factory renowned for producing 67 different flavors. We learned about the history of cocoa. The ancient Mayans considered it an aphrodisiac and Montezuma consumed it in copious amounts. It was made famous in Belgium by J. Nuehus who added the praline hazelnut cream. Each cocoa fruit contains 25 beans. The best comes from Ghana, Ivory Coast and Indonesia. We learned all about the roasting and fermenting processes. Jon expounded on how healthy his dark chocolate is with more magnesium and antioxidants. He even asserts that it boosts energy and thus helps you loose weight?convoluted thinking. It was however, once sold at chemists as antidepressant medicine and unlimited amounts were given to soldiers in wartime to combat stress. At the end of the lecture, silver trays of truffles were presented along with a cup of hot ganache, which tasted like chocolate soup. I never really cared for chocolate but it was infatuation at first bite.

Our next stop was Chocolate Manon which I was told is run by a ?chocolate nazi? who will lock the doors if we?re one minute late. This small factory concentrates on quality over quantity and fancy packaging. The educational presentation was given by the owner Christian, who is both serious and hilarious. He only uses the highest quality vanilla, sugar, butter and 70% cocoa powder. This is a real factory with enormous chocolate blocks piled high and brown drippings everywhere. Sorry Hershey?s, but the cocoa here is not replaced with palm oil, chemicals, coloring, vegetable fats and lard. This is as pure as it gets and it?s better than Swiss. They sell direct to Bergoff and Neimans in NYC. There are 443 chocolate factories in Belgium all with the competitive spirit of Tour de France between them. Godiva still reigns supreme.

Christian explained that white chocolate is really an oxymoron. It contains only milk, sugar, cream and 21% white cocoa butter. As he lectured, he continually dipped his finger in to vats to taste his latest batch, while quickly running back and forth with frenetic energy from molds to freezer. He has a true passion for his product and consumes about 250 grams or a 1/2 lb a day, yet is as thin as Calista Flockhart.

I love my job, but would swap a month with him anytime.Over 1000 fillings are used inside the hollow shells. One by one, hundreds of shells are filled by hand. Each piece is a mini-sculpture. We?re invited to squeeze the ganache pastry bags, but made a terrible mess and had to eat our mistakes. Nothing is discarded here. Even table scrapings will be remelted.

Dark chocolate can be stored up to 15 years and molded into any shape. We?re shown pictures of intricate violins, a woman?s formal dress and a life size dinning room table and chairs all made of chocolate.

Monday we toured this proud and regal city that is revealed in its royal palaces, cathedrals, museums and onuments. We see the headquarters of the EU and site of the 1958 World?s Fair with the massive silver Atonium. We photograph the Mannekin Pis. [I never understood the love of this small bronze statue but it represents Brussels. Perhaps it?s found in the irreverence of the artist. Paula was our guide for several days here. Her stellar knowledge brought the history of Belgium to life, particularly the time when King Leopold purchased the Congo as his personal playground. Paula deeply cared for her work and later invited us to visit yet another chocolate factory, but fully sated, we declined. For free time we dispersed into tiny alleyways to intentionally get lost. Some searched out beer halls or hot sugar waffles, as others shopped for tapestries at give-away prices.

Things become a bit blurry from here. I?d taken some great notes on napkins throughout and managed to loose them all enroute. But memory serves well as we head to the capital of Flanders and enchanting Bruges. This town is a complete UNESCO World Heritage Site with a tranquil character that can?t be described. The people have done so much to protect its medieval feel, it provides the magical affect of stepping back into time. It is called ?Little Venice? and we enjoyed a boat cruise through the veritable maze of old canals that led to the Lake of Love. We strolled through ancient squares lined with houses of gabled rooftops and various cathedrals of holy this and holy that. Horse drawn carriages filled the cobbled streets. We entered the neo-gothic Basilica of Holy Blood and climbed 365 steps up the Belfry Tower with its carillon bells that chimed so loud it could blow an eardrum. We visited the cities finest lace shop for a demonstration on lace making, which I anticipated to be as exciting as watching paint dry. It was however, quite fascinating watching the delicate work of this 500 year old cottage industry.

We viewed an 18th century handkerchief so intricate that it took 4 ladies nearly 10 years to complete! All for a distant royal bride to blow her nose on.

I think I walked 67 kilometers that day. (Life lesson #122- NEVER wears heels on cobbled streets.) Bruges is entirely cozy and colorful, as if stepping into a postcard. At a caf?, I splurged on a waffle topped with chocolate, fruit and ice cream, so far, so good. For our entire trip we were blessed with no rain and perfect weather.

I?m a city girl at heart and was happy to depart for Holland. William of Orange is our jovial driver who just loaded our suitcases that have now swelled to 71 pieces. This is a super double-decker with plenty of room for our 150 mile journey. I joked on the mic as we crossed the border into Holland that there will be a 3 hour time change and never to drink the water. Much to my surprise my dear novice travelers actually started changing their watches! We passed many Smart Cars manufactured by Mercedes and Swatch. These toy-like hybrid two-seaters are expensive, but so adorable. On arrival, we checked into the Novotel Amsterdam for 4 days of touring pleasure.

We boarded our private glass topped boat and cruised through a labyrinth of canals. Amsterdam has 140 miles in all. Our wonderful guide Marilyn commentated on the picturesque neighborhoods and unique architecture. I photographed the world?s skinniest house, built in 1664. It was 5 stories high and only the width of the front door! Many locals live on houseboats and the area starts to resemble a floating trailer park. Holland is about 100? below sea level. Pumps are used to constantly pump out water and basements do not exist.

The beer drinkers in this group loved the ?Heineken Experience? with plenty of tastings and virtual games all over this famous brewery. The shoppers liked the Coster Diamond Factory where we learned about cutting and polishing the precious stones. They locked us in a room with guards where a gazillion euros worth of diamonds were displayed. We each had are own agenda for free time. The art lovers explored the national museums of Rembrandt and Van Gough. Many toured Ann Franks House where one can really sense the drama as she hid from the Nazi?s in the tiny attic writing her diary. Others went to Edam for cheese and Delft for porcelain. I visited friends and indulged on Dutch pancakes of every style imaginable.

One day we visited Zaanse Schans, a typical village for total Dutch immersion. We began at the Ratterman Clog Factory where 3 million pairs are produced annually. They?re used for working in the fields and are still worn today. Wooden shoes do not stretch so how can locals proclaim these to be comfortable? I prefer my Jimmy Choo?s stilettos and instead buy tulip bulbs for souvenirs. We then visit a cheese farm and watched as they separated curds from whey. Here we bought enough wheels of flavored Goudas to make Wisconsin jealous. [We never considered the weight it would add later to our carry-ons. We explored the open air museum with a backdrop of working windmills. There were also small period cast farms with curious ducks, goats and sheep.

That evening I had dinner with a friend I usually only see once every 5 years. Paul says, ?Suzy, you are like a good old book in the library of my life that I tucked away. You re-enter out of nowhere. I dust it off and the memories return.? As we catch up, I thought I had some stories to tell but his life is as captivating as a best selling novel. He is an undercover agent in the Special Forces, trains Dutch combat troops in Germany preparing for tours in Kabul, works narcotics infiltration and is a body guard for the royal family. Kind of like Jack Bauer on ?24.? Everything is ?top secret? yet he reveals that he basically gets paid by the government to work out daily. Recently he transported orangutans form the Amsterdam zoo to freedom in Borneo.

The highlight of this trip for me was our 2 hour city tour on bicycles. We looked like a motley crew as we headed out into narrow cobbled streets and over countless bridges. As I peddled, I observed my group behind me. One woman is nearing 70, two are smoking cigarettes, Janice is talking to America on her cell and one unmentionable crashes into a car! She had to pay the driver for damages on the spot. It took complete concentration to cross the busy tram tracks. That morning we rode through Vodelpark and the Red Light district. It was interesting to see the prostitutes as they just woke up to get their coffee dressed in jeans and sneakers.

Holland is the land of the free. With prostitution legal, my group is most inquisitive on this matter. We laughed as Marilyn said,? Suzy, they all ask questions on sex. Are they frustrated??

I arranged a professional guided walking tour of the Red Light district in the oldest part of Amsterdam for the world?s oldest profession. Since the 1400?s, seamen would dock here to unload. Guides Gabriel and Shuert boldly led us through alleys of half clad ladies. No photos allowed. We?re told that some fear it?ll go out on the web. Our guides explained that some women are forced here nowadays and some are simply ashamed. Ladies differ in size, shape and color as we strolled through different quarters. On one street they?re all obese. We learned to identify the transsexuals by two things surgery can?t change ? an adam's apple and a straight waist. Tastes differ; the oldest woman here is 76 and only works in summer. Only half use protection and monthly health checks are required.

There are around 1000 prostitutes working 500 windows. They pay 150? to rent a window for 6-8 hours, and can make up to 450? per day. They pay taxes and can write receipts for services rendered. If the curtain is closed they are not on break. The area is flooded with tourists. Men pay 50? for 30 minutes, yet statistics reveal the average time spent is just 6 minutes.

We crossed ?Pill Bridge? named for the drugs pushed there and then toured the Erotic Museum with photographs and ?tools of the trade? dating back to the 17th century on display. As I pondered and stared at a metal chastity belt, Gabriel said ?that blacksmiths always had a spare key which came in handy when the husbands were away at sea.? She also insisted the Dutch were far less promiscuous than Americans. I was concerned about my ultra-conservative teachers but nothing seemed to shock them. After awhile, our senses were over saturated and it became dull. The saddest sight was seeing a ?heroin hooker?. She was emaciated with glazed eyes and so many track marks that she had to shoot it now under her tongue. Police cameras were everywhere 24/7, there is little crime and we felt totally safe.

Pot and hash are legal here in over 400 ?coffee shops? that sell joints and ?ganja-space milkshakes.? Locals told me they felt Americans were oppressed by too many rules and can?t understand how our drug companies can sell meds on TV.

Enough on the wild side, this is also the art capital of Europe boasting more museums per square foot than any other city. Marilyn gave us a quick art lesson in a nutshell. She explained that this is the 400 year celebration of Rembrandt (1606-2006). He came from a family rich in windmills. As a child, he was an expert sketcher. Later in medical school, he did anatomical drawings of corpses from criminals. He studied more and soon rose above the Dutch masters with the ability to capture light and shadows in paint. He always began with a black canvas. Though blessed with enormous artistic talent, he couldn?t manage his finances. He died penniless and was entombed in a pauper?s grave.

Van Gogh grew up a lonely child and was very attached to his mother. His hyper-critical father didn?t like his artwork. He went to Paris to study the impressionists. He was schizophrenic and when he had episodes, it was seen in his paintings that grew wilder and wilder each time. He cut off his ear and later committed suicide. His paintings were discovered stored away in his family home. We learned so much here.

Many think they?ve seen Europe, but miss the countries with the most charm. Here we were enveloped by history, culture and all that the Old Continent should be. Also this wasn?t a typical EU vacation with endless museums and cathedrals, but a creative itinerary which provided large fun. I found the Dutch far friendlier than other Europeans. This visit rekindled my love for the Netherlands, that tiny country with 2 names. This time I looked through new eyeballs with my teachers who were experiencing their first trip abroad.

It was a wonderful group. One couple connected whom we later labeled ?The Honeymooners? and I hope they last. In flight home on Delta, I noticed among my sleepy group that some were munching on their chocolates that were meant for gifts back home. And once in line at US Customs, some were proudly wearing their new, brightly painted, uncomfortable wooden clogs. I just have to do this trip again.

Over the last few months my inbox has been flooded with concerns about which stretches are good and which stretches are bad. In all cases someone has told the inquirer that they shouldn't do this stretch or that stretch, or that this is a good stretch and this is a bad stretch.

Some people have even seen stretches on our web site and emailed me to say (out of genuine concern) that this is a bad stretch because their coach, trainer or friend told them so.

So, are there only good stretches and bad stretches? Is there no middle ground? And if there are only good and bad stretches, how do you decide which ones are good and which ones are bad?

Let's put an end to the confusion once and for all...

There is no such thing as a good or bad stretch!

Just as there are no good or bad exercises, there are no good or bad stretches; only what is appropriate for the specific requirements of the individual. So a stretch that is perfectly okay for me, may not be okay for you or someone else.

Let me give you an example. You wouldn't ask someone with a shoulder injury to do push-ups or freestyle swimming, but that doesn't mean that these are bad exercises. Now, consider the same scenario from a stretching point of view. You wouldn't ask that same person to do shoulder stretches, would you? But that doesn't mean that all shoulder stretches are bad.

You see, the stretch itself isn't good or bad, it's the way it's performed and who it's performed on that makes it effective and safe, or ineffective and harmful. To place a particular stretch into a category of Good or Bad is foolish and dangerous. To label a stretch as Good gives people the impression that they can do that stretch whenever and however they want and it won't cause them any problems.

The specific requirements of the individual are what's important!

Remember, stretches are neither good nor bad. Just like a motor vehicle, it's what you do with it that makes it good or bad. However, when choosing a stretch there are a number of precautions and checks you need to perform before giving that stretch the okay.

1. Make a general review of the individual.

Are they healthy and physically active, or have they been leading a sedentary lifestyle for the past 5 years? Are they a professional athlete? Are they recovering from a serious injury? Do they have aches, pains or muscle and joint stiffness in any area of their body?

2. Make a specific review of the area, or muscle group to be stretched.

Are the muscles healthy? Is there any damage to the joints, ligaments, tendons, etc.? Has the area been injured recently, or is it still recovering from an injury?

If the muscle group being stretched isn't 100% healthy avoid stretching this area altogether. Work on recovery and rehabilitation before moving onto specific stretching exercises. If however, the individual is healthy and the area to be stretched is free from injury, then apply the following to all stretches.

* Warm up prior to stretching.

Warming up prior to stretching does a number of beneficial things, but primarily its purpose is to prepare the body and mind for more strenuous activity. One of the ways it achieves this is by helping to increase the body's core temperature while also increasing the body's muscle temperature. By increasing muscle temperature you are helping to make the muscles loose, supple and pliable. This is essential to ensure the maximum benefit is gained from your stretching.

* Stretch gently and slowly. (Avoid bouncing)

Stretching slowly and gently helps to relax your muscles, which in turn makes stretching more pleasurable and beneficial. This will also help to avoid muscle tears and strains that can be caused by rapid, jerky movements.

* Stretch ONLY to the point of tension.

Stretching is NOT an activity that was meant to be painful; it should be pleasurable, relaxing and very beneficial. Although many people believe that to get the most from their stretching they need to be in constant pain. This is one of the greatest mistakes you can make when stretching.

* Breathe slowly and easily while stretching.

Many people unconsciously hold their breath while stretching. This causes tension in your muscles, which in turn makes it very difficult to stretch. To avoid this, remember to breathe slowly and deeply during your stretching. This helps to relax your muscles, promotes blood flow and increases the delivery of oxygen and nutrients to your muscles.

An example

Let's take a look at one of the most controversial stretches ever performed and see how the above would be applied.

The stretch to the right causes many a person to go into complete melt-down. It has a reputation as a dangerous, bad stretch and should be avoided at all costs. Even just thinking about this stretch may cause injury.

So why is it that at every Olympic Games, Commonwealth Games and World Championships you see sprinters doing this stretch before their events? Let's apply the above checks to find out.

Firstly, consider the person performing the stretch. Are they healthy, fit and physically active? If not, this isn't a stretch they should be doing. Are they elderly, over weight and unfit? Are they young and still growing? Do they lead a sedentary lifestyle? If so, they should avoid this stretch!

This first consideration alone would prohibit 50% of the population from doing this stretch.

Secondly, review the area to be stretched. This stretch obviously puts a large strain on the muscles of the hamstrings and lower back. So if your hamstrings or lower back aren't 100% healthy, don't do this stretch.

This second consideration would probably rule out another 25%, which means this stretch is only suitable for about 25% of the population. Or, the well trained, physically fit, injury free athlete.

Then apply the four precautions above and the well trained, physically fit, injury free athlete can perform this stretch safely and effectively.

Remember, the stretch itself isn't good or bad. It's the way it's performed and who it's performed on that makes it effective and safe, or ineffective and harmful.
